What large group accommodation is
Large group accommodation is a whole self-catering property booked for the exclusive use of one group (a big house, a large holiday cottage, a converted barn, a country farmhouse or a manor house) with everyone staying under one roof instead of scattered across hotel rooms. Sizes run from sleeps 10 up to 20, 30 or more once annexes and outbuildings are counted, most of them out in the countryside.
It's the same thing people search for as large holiday homes, large holiday cottages, big houses to rent, large holiday lets or simply holiday accommodation for large groups. Whatever you call it, the appeal is the shared space: one place big enough for the whole party, where the kitchen table seats everyone and nobody's stuck in a Travelodge two streets away.
How many can you book: group sizes from sleeps 8 to 30+
A house that sleeps 8 or 12 guests suits an extended family or a group of friends; sleeps 16 and sleeps 20 take in-laws, kids and grandparents together; and a handful of genuinely large properties (country houses, listed buildings and big barn conversions) take 24, 30 or more. The bigger the house, the further ahead it books, so lock one in early for summer, Christmas and bank holiday weekends.
The number to trust is real beds, not the headline. "Sleeps 16" can quietly lean on sofa beds, a set of bunks in a box room, or a travel cot counted as a person. So always read the bedroom-by-bedroom layout, and check the bathrooms too (roughly one per three or four people keeps the mornings civilised). Getting the sleeps count wrong is the single most common way a big group booking comes unstuck.
The amenities that matter: hot tubs, pools and games rooms
The shared space is what separates a good big house from a merely big one: a large kitchen-diner and a dining table everyone can actually sit round, a spacious lounge, and enough bathrooms that the morning isn't a queue. That's the part a group lives in.
Then the extras that turn a group holiday into an occasion: a private hot tub sized for the whole group (not a two-seater cottage hot tub), an indoor swimming pool, a sauna, a games room with a pool table, large gardens or grounds, sometimes a tennis court or sea views. Filter for the ones that matter to your group rather than paying for a pool nobody swims in.
