One Roof Stays is a curated guide, not an everything-directory. Here's exactly how places get on it and how they're ordered.
What we look for
- The sleeps count is honest. “Sleeps 16” has to mean sixteen in real beds. We flag sofa beds, bunks and cots so a group booking on the number doesn't come unstuck.
- The whole house is yours. We list places you take over entirely — not a wing or a few rooms on a site shared with other guests.
- The group is genuinely welcome. Hen and stag policies, noise rules, deposits and per-head surcharges read in full — so the booking holds up on arrival.
- Reviews stack up. We weigh independent guest reviews on the provider's own platform and elsewhere, with an eye on how the place handles big groups.
- The provider is established. We work with recognised UK holiday-let operators — Sykes, cottages.com, Hoseasons — so your booking is protected.
How ranking works
Order is based on fit and quality — feature match, review strength, and value for the season. Ranking is never for sale. If a placement is ever a paid promotion, it is clearly labelled “Featured” and marked as advertising. We earn commission on bookings (see our affiliate disclosure), but that's the same whichever place you choose, so it can't bias the order.
What we're not
We're not the accommodation provider and we don't process bookings or payments. Prices and availability come from third parties and change often — always confirm on the provider's site before you book.
